ESD Invests $120K to Advance Sustainable Retrofit of Brooklyn Headquarters
Brooklyn, NY—475 High Performance Building Supply (475) is excited to announce the retrofit of its new headquarters at 369 Warren St, Brooklyn, made possible through a $120,000 funding investment from Empire State Development (ESD) and recommended by the New York City Regional Economic Development Council. This critical collaboration has allowed 475 to embody its sustainable building philosophy in a space that exemplifies energy efficiency and sustainable, resilient design.
The new headquarters, set to open in early 2025, represents a milestone in 475’s ongoing mission to transform the North American construction industry. The building will serve as a model for high-performance building practices, employing Passive House principles, mass timber construction, and foam-free, low-carbon materials to achieve dual Passive House certification with both Passive House Institute and Phius.

The retrofit of the brick and concrete building includes innovative sustainability features, such as mass timber construction, airtight membranes, continuous mineral wool insulation, and high performance heat / energy recovery ventilation systems. By preserving existing structural elements and using local materials sourced in New York State, 475 has minimized the building’s carbon footprint while creating a healthy, productive environment for its employees.
While Passive House certification will ensure the highest standards of building efficiency, health, and comfort are met, the building will also include a rooftop solar array. The 8 kWh solar array is modeled to provide more energy than is necessary to occupy and operate this office, with more than 18 full-time employees housed inside.
This project is an exemplary case study in what can be achieved with support from ESD. It also marks a significant step forward for 475 High Performance Building Supply, a growing New York business, and will serve as a lasting model of sustainable, high-performance building solutions.
